Cadastral Map - A scale map displaying property ownership boundaries and showing the dimensions of each parcel with related information such as parcel identifier, survey lines, and easements. Annotations on recent sales prices and land value are sometimes added. (IAAO)
CAN: Canopy - Building sub area code found on a property record card. A roof extending over an exterior area such as a loading area, building entrance, or window.
CAW: Canopy Warehouse - Building sub area code found on a property record card. Canopy attached to a warehouse.
Census Tract – A small, relatively permanent statistical subdivision of a county delineated by a local committee of census data users for the purpose of presenting data. Census tract boundaries normally follow visible features but may follow governmental unit boundaries and other non-visible features in some instances; they always nest within counties. Designed to be relatively homogeneous units with respect to population characteristics, economic status, and living conditions at the time of establishment, census tracts average about 4,000 inhabitants. They may be split by any sub-county geographic entity. (US Census Bureau)
Combine – A process whereby two or more pieces of land that are adjacent to each other are combined to form a single, larger parcel of real estate.
Common Area – (1) The total area within a property that is not designed for sale or rental but is available for common use by all owners, tenants, or their invitees, e.g., parking and its appurtenances, malls, sidewalks, landscaped areas, recreation areas, public toilets, truck and service facilities. (2) In a shopping center, the walkways and areas onto which the stores face and which conduct the flow of customer traffic. (ICSC)
Comparable Sales; Comparables – A shortened term for similar property sales, rentals, or operating expenses used for comparison in the valuation process. In best usage, the thing being compared should be specified, e.g., comparable sales, comparable properties, comparable rentals.
Condition - A judgment of the depreciation of an improvement.
Condominium or Condo – A multi-unit structure, or a unit within such a structure, with a condominium form of ownership.
Cost Approach – A set of procedures through which a value indication is derived for the fee simple estate by estimating the current cost to construct a reproduction of (or replacement for) the existing structure, including an entrepreneurial incentive or profit; deducting depreciation from the total cost; and adding the estimated land value. Adjustments may then be made to the indicated value of the fee simple estate in the subject property to reflect the value of the property interest being appraised.
CPF: Carport Finished - Building sub area code found on a property record card. An area which is of lower quality than CPF, e.g., metal roof or open, exposed beams, minimal roof support posts, parking pad (may be concrete, asphalt, shell or packed earth), and typically no electrical service. The unfinished ceiling dimensions should be used as the carport measurements.
CPI: Consumer Price Index – A measurement of the cost of living determined by the U.S. Bureau of Labor Statistics; the principal cost of living index and measure of inflation.
